Valor dos imóveis segue em tendência de alta, mas avanço apurado para fevereiro deve ficar abaixo da inflação projetadas pelos analistas para o mês, que é de 0,67%. Prédio em construção no Rio de Janeiro

Os preços de venda dos imóveis residenciais subiram 0,26% em fevereiro, segundo dados divulgados pelo Índice FipeZap nesta quarta-feira (3).
Apesar da alta apurada no mês passado, a variação foi menor do que a observada em dezembro (avanço de 0,45%) e janeiro (0,35%).
O aumento dos preços dos imóveis também deve ficar abaixo da inflação prevista. Os analistas consultados pela relatório Focus, do Banco Central, projetam uma alta de 0,67% para o Índice Nacional de Preços ao Consumidor Amplo (IPCA), considerada a inflação oficial do país, para fevereiro – o dado ainda não foi divulgado pelo Instituto Brasileiro de Geografia e Estatística (IBGE).
Dessa forma, se a projeção para o IPCA se confirmar, os preços de vendas dos imóveis apresentaram queda real de 0,40%.
No mês passado, das 16 capitais monitoradas pelo Índice FipeZap, as maiores altas nominais foram apuradas em Maceió (1,48%), Curitiba (1,00%) e Florianópolis (0,88%).

No acumulado do ano, o avanço nominal do preço de venda dos imóveis é de 0,62%. Em 12 meses, subiu 3,99%.
Metro quadrado
O levantamento também apurou que o preço do metro quadrado mais caro foi observado no Rio de Janeiro (R$ 9.494 o metro quadrado), seguida por São Paulo (R$ 9.403) e Brasília (R$ 8.146).
Os valores mais baixos estão em Campo Grande (R$ 4.325 o metro quadrado), Goiânia (R$ 4.543) e João Pessoa (R$ 4.582).
