A Iguatemi teve redução no lucro do segundo trimestre, afetada pela forte queda de receitas uma vez que o seu setor de shopping centers foi um dos mais atingidos pelas medidas de isolamento social para conter a pandemia do novo coronavírus.
A companhia anunciou nesta terça-feira (4) que o lucro de abril a junho, o período mais agudo da crise que ainda mantém alguns de seus shoppings fechados e a maioria com restrições de funcionamento, somou R$ 46,3 milhões, queda de 23% em relação a igual período de 2019.

A receita líquida da companhia no período, de R$ 160,9 milhões, foi 14,3% menor ano a ano, refletindo reduções em todas as linhas de negócios, incluindo as de 47,8% com as taxas de administração e de 91,6% nas receitas de estacionamento.
A companhia afirmou no balanço que atualmente 12 de 16 empreendimentos do portfólio estão em operação, mas com limite de capacidade entre 20% e 50%.
A receita de aluguel foi apenas 2,8% menor, mas o Iguatemi usou um mecanismo de prorrogar os aluguéis com vencimento em abril para outubro. A empresa também afirmou que descontos por conta do efeito da pandemia “serão linearizados por um período de 30 meses”.

Além disso, a companhia reduziu fortemente as despesas, com o total excluindo amortização e depreciação caindo 28,8%, para R$ 38,9 milhões.
Esse conjunto, assim como o menor volume de impostos pagos no período, aliviou parcialmente os efeitos negativos da crise.
O resultado operacional do trimestre medido pelo lucro antes de impostos, juros, depreciação e amortização (Ebitda, na sigla em inglês) caiu 16,5%, para R$ 114,9 milhões. A margem Ebitda caiu apenas 2 pontos percentuais, para 71,4%.
O Iguatemi fechou junho com uma posição de caixa de R$ 1,2 bilhão, alta de 17% em relação ao fim de 2019, refletindo a captação de R$ 300 milhões em debêntures. Com isso, a alavancagem medida pela relação dívida líquida/Ebitda subiu de 2,03 para 2,66 vezes, a R$ 1,56 bilhão.
