Déficit engloba dados de domicílios precários, em coabitação e com elevado custo de aluguel. Indicador tinha caído em 2018, mas levantamento mostrou alta nos dados de 2019. O Brasil registrou em 2019 um déficit habitacional de 5,876 milhões de moradias, apontam dados apresentados nesta quinta-feira (4) pela Fundação João Pinheiro. O indicador inclui domicílios precários, em coabitação e domicílios com elevado custo de aluguel.
Segundo a pesquisa, essas quase 6 milhões de moradias representam 8% dos domicílios do país. O alto valor do aluguel urbano responde por mais de metade do déficit habitacional total – um total de 3.035.739 de moradias.
O índice chegou a cair entre 2017 e 2018, mas voltou a subir em 2019. Confira abaixo os dados dos últimos quatro anos de levantamento
2016: déficit de 5.657.249 domicílios
2017: 5.970.663 ( 5,5%)
2018: 5.870.041 (-1,6%)
2019: 5.876.699 ( 0,11%)
Aluguel teve aumento acumulado de 4,64% em 2019 no país; veja dados
O levantamento divulgado nesta quinta divide os 5,8 milhões de domicílios faltantes nas seguintes categorias:
Habitação precária: 1.482.585
Coabitação: 1.358.374
Ônus excessivo com aluguel urbano: 3.035.739
Os estados com maiores déficits habitacionais, com relação ao número total de domicílios, estão nas regiões Norte e Nordeste do país: Amapá (17,8%), Roraima (15,2%), Maranhão (15,25%), Amazonas (14,82%) e Pará (13,55%).
De acordo com a pesquisa, esse elevado déficit está relacionado, principalmente, a moradias precárias.
Já o menor déficit habitacional do país é o do Rio Grande do Sul, com 5,06%.
Os dados calculados pela Fundação João Pinheiro do déficit são adotados pelo governo federal desde 1995.

Custo do aluguel
Segundo o coordenador da pesquisa, Frederico Poley Martins Ferreira, um dos destaques do levantamento foi o impacto do alto custo dos aluguéis urbanos. Essa categoria do déficit passou de 2,814 milhões em 2016 para 3,035 milhões em 2019, respondendo por 52% do total do indicador.
Entram nessa conta as moradias cujo custo de aluguel responde por mais de 30% da renda familiar.
Ferreira destaca que muitas dessas habitações são alugadas de modo informal. Por isso, os moradores não têm acesso ao Judiciário ou a alguma outra forma de controlar o custo.
